Can my house be experiencing foundation problems even if I do not see cracks?

It is possible. Some homes have wallpaper of exterior siding that my not allow the normal visual indications to be seen.
However, intuition may serve you best in determining slope variances in the floor of you home.

Interior Indications:

  • Window or doors that do not open properly

  • Separation between the walls and the ceiling or floor

We have been able to establish a consistent cost for an average foundation repair. Slab foundation, the average cost is approximately $3,000. .
We have completed repairs for as little as $250 and as much as $30,000 on a single home. The price varies with each home.

Can I live in my home while the work is being completed?

YES If you live in a slab home all the work will be performed around the exterior of the home. However, if interior piers are required,
we have the technology and capabilities to tunnel in under the home for the installation of those needed pilings.

What is the process you use to repair our foundation?

ABCs of Foundation Repair

On a slab home

First, we will mark off the area of the home where the work will take place. We will place plywood down to protect the grass. If there are
plants and shrubs we will remove them if necessary and replaced them once we are finished.

Next, holes are dug by hand where the piling are to be located. If concrete is in this area we will use a jack hammer to access holes.
Each date upon completion the holes made, each will be covered and marked.

On a pilings home

Pilings will be installed by using a hydraulic ram and pump. The 6”x12” concrete cylinder is pressed into the ground by using the weight
of the home then a section of pile guard is used to conjoin the two cylinders. The process is repeated until refusal occurs. Refusal is
when there is more pressure coming from the ground then the home.

Leveling

Once each piling has been driven jacks will be place on each one of the piling caps. Elevations will be taken on the inside of
the structure that is being brought back to as near level as possible. Once the home is level, or as near the original elevation
as possible, one of the hydraulic jacks is removed and replaced with a concrete cylinder. Any nominal space left between the
pier and the exterior grade beam is procured with steel spacers. The second jack is the removed and the process is repeated
until all piers are secure against the exterior grade beam surrounding the home.

Backfill
The dirt previously removed is then returned to the holes it was excavated from. Any surface concrete breakthroughs are
filled and patched.

Cleaning
Trees, shrubs and other vegetation are returned to their original positions and all materials, dirt and debris is taken away.
